Terrain: |
Located near the Red River, the Doans Valley Ranch has a
variety of terrain for this size of place. With elevation
changes in excess of 100', the property has views for miles
to the east encompassing the Red River Valley. There is a large, hardwood draw running through
the property which has a creek and a spring which feeds into
a nice pond. The property also has areas of improved grasses
which includes Bluestem, some Klein Grass, and even wild
Alfalfa. There are approximately 70 acres of
cultivation in three wildlife food plots. |
|
Improvements: |
Electricity, all weather road access, 2 water irrigation
wells, Excellent Ground Water |
|
Wildlife: |
This ranch has excellent whitetail habitat with sheltered
bedding areas and travel corridors, along with a winter food
source with the 3 large food plots. With the layout and
cover the property has, the new owner will be able to have
at least 8 different quality stand locations, which is hard
to do on most 160 acre places. In addition to the whitetail
habitat, there is also a large turkey roost on the property
which usually holds 80-100 turkeys year round. Quail habitat
is also second to none, with a large number of plum thickets
and the waist high, improved grasses. In addition to these
game animals, there are also wild hogs, coyotes, bobcats,
and excellent dove hunting being in such close proximity to
the Red River. |
|
Historical Note: |
This property was part of the Texas Ghost town of Doans.
Located on the Western Trail, Jonathan Doan established a
trading post in 1878 to cater to the cattle drivers passing
along the trail. Currently, all that is left of this
thriving 1800's town is the Adobe General Store and a
Historical Marker which commemorates the trail drives and
sits adjacent to the Doans Valley Ranch.
