Location:
The Hopewell Ranch is located on Highway 287 and Hopewell Road in Montague County just a few miles from Bellevue, Texas and five miles from Bowie, Texas.
Terrain:
This well-priced, combination recreational, cattle, and hunting property is an excellent setup for a stocker cattle or cow-calf operation, as well as offering lots of wildlife and huge views. The ranch is well perimeter fenced and cross-fenced, with separate pastures for rotational grazing and has FANTASTIC WATER with many ponds scattered throughout the property. The native pastures are prime hunting for Whitetail deer, Rio Grande turkey, quail, dove, and ducks on the many ponds. Some of the pasture has heavy oak cover, but the majority of the acreage has been brush managed and more cleared with thick native grasses. Bluestem and Silver stem flourish in the lower parts and other areas of the ranch have Bermuda grass. In normal years of rainfall, there are several other pockets of waterholes that hold year round and add to the number of watering sources for wildlife and cattle. Although the majority of the oak cover on Hopewell Ranch is near Belknap Creek area, there are several other oak Motts scattered around the ranch which are excellent shelter and shading areas for cattle. The ranch is fairly rolling with a couple of dramatic elevation points that would make outstanding building sites. One area is near the main cattle pens which are surrounded by numerous large oak trees and the other building sites are located on the west side of the ranch. These sites are complicated to get to and are very private and have lots of surrounding hardwoods.
