If you are looking for a great recreational ranch with lots of character, plenty of water and wildlife, this is a must see. In North Texas it is extremely tough to find good established lakes on ranches and this one is ready to be enjoyed! The lake is stocked with a variety of fish including Bass, Catfish, Crappie, and Perch. The lake, now privately owned by the landowner, was built many years by the government for flood control and was permitted to irrigate 160 acres. In dry times, this is a huge advantage for food plots that could be well watered regardless of seasons or natural precipitation. The lake’s huge dam has a concrete overflow drop pipe to ensure minimal erosion in rainy seasons. This ranch consists of a variety of terrain from grass/cultivation and mesquite flats to rugged cedar breaks with steep elevation changes of 150+ feet.
The upper flat areas consist of a combination of some cultivation (food plots) and mesquite flat areas which overlook the entire bottom country and would make an excellent site for a hunting lodge, campsite, or for viewing the wildlife in the areas below. The middle of the ranch is primarily rugged land with many breaks and ravines that are primarily covered with cedar, including several scattered mesquite areas, hackberry, underbrush, and grassy areas. Near the bottom area on the Northeast side of the ranch, there are several mesquite flats and several flat areas that make excellent food plot areas. The current owner has already established some food plots and these could also be enlarged to attract even more game.
There are several live springs that flow out of the big red cliff sides and trickle down toward the bottomland. A couple of the larger ponds are spring fed and hold good water year round regardless of dry weather. The ranch is adjoined for several miles on two sides by the 550,000 acre historic W.T. Waggoner Ranch. The Wichita River is approximately 1/2 half a mile from the North boundary which also attracts large numbers of wildlife in the area.
