Located in Hardeman County 8 miles north of Chillicothe, Texas on Potts Road. The ranch is conveniently located between Amarillo and Oklahoma City and approximately 190 miles from the DFW area.
Terrain:
Potts Ranch is a multipurpose property that offers farming and ranching opportunities with outstanding hunting in northern Hardeman County, Texas in the Red River valley. The large size of this ranch allows property access from five county roads including; Moffett, Hendrix, Taylor, Thrash but the primary entrance is located via Potts Road and only 4 miles north of FM 91 and 8 miles north of Chillicothe, Texas, located on Highway 287. The property is less than two miles from the Red River, which is a great travel corridor for wildlife in the area. The ranch headquarters is centrally located on the east side and offers a metal workshop with full electric and concrete flooring. In addition, a set of pipe corrals and working chute is located at the headquarters area as well as a secondary set of working corrals positioned at the northern end of the ranch for convenience. Both interior and exterior fencing is fair to good with cross-divided fencing for rotational grazing. Most entrances to pastures are pipe-gated for quick passage. Ground water is readily available across Potts Ranch with multiple water wells and several that are equipped with solar panels having plumbed water troughs or storage tanks. Several water troughs have been plumbed from these wells and provide water to several pastures. A wet weather pond has excellent runoff potential and could be made into a nice fishing location with water supplemented by a nearby well. The size of this property lends itself to a diversified mix of land features for a variety of uses. The southern tip and northeast corner has 280 +/- acres of cultivation with highly productive tight-land on the southern end and sandy loam farmland on the northern side. Just south of the headquarters area is approximately 200+ acres of improved coastal pasture, perfect for livestock grazing and/or hay production. The northern end of the ranch includes 960+ acres of cleared native grass pasture that is ideally suited for livestock grazing. The central portion of the ranch features rolling sand hills with hardwood shelterbelts and thick stands of soapberry, mesquite, cedar, and cottonwood. This area provides excellent habitat for Whitetail deer, Rio Grande turkey, wild pigs, and Bobwhite quail. Several older agricultural areas have been allowed to go fallow and now serve as exceptional food plots for wildlife. Hunting on the Potts Ranch is exceptional because of minimal hunting pressure and large acreage under one tract, allowing deer to reach their full potential.
