Terrain:

Trinity Ranch is a well-kept multipurpose property that offers outstanding hunting and ranching opportunities in Northwest Texas. The ranch is very private yet easily accessed via Mitchell Road located only 3 miles west of FM 680 and 10 miles north of Highway 287 between Childress and Quanah. The property is approximately six miles from the Red River, which is a great travel corridor for wildlife in the area. The ranch headquarters is positioned along the southern portion of the property, far enough off the road, to offer a secluded setting with great views of the Red River Valley to the northeast. A beautiful stucco style 3,500 square foot home features a four-bedroom/three-bath with open design, great room and dining room. The main living area has durable stained concrete flooring with a cozy, brick mantle fireplace in the den area. The master bedroom/bathroom is adjacent to the den and separate from the other bedrooms for privacy. An additional bedroom/bath is located upstairs for added family or friends visiting the ranch. The kitchen has modern stainless appliances with a walk in food pantry. The exterior of the home has a nice patio area with large front and back porches. Views from the den and dining room span the length of the ranch to the north and provide beautiful views of the woods around the headquarters. The home is supplied with two HVAC units and a backup generator to provide trouble-free operation in any weather. Just north of the house are two large equipment sheds and a smaller enclosed workshop with full electric and concrete flooring to keep tools and vehicles secure and out of the weather. South of the house is a newly constructed set of pipe livestock corrals and working chute, with an automatic water trough that make working cattle quick and convenient. An additional barn is found west of the headquarters for livestock or hay storage as well. Both interior and exterior fencing is excellent with cross-divided fencing for rational grazing. Entrances to pastures are either pipe-gated or equipped with cattle guard entrances for quick passage. Ground water is readily available on the Trinity Ranch with two electric wells that are equipped with insulated well houses; one supplying the house and another near the property entrance, a third well is a fully operational windmill on the far north section of the ranch. Several water troughs have been plumbed from these wells and provide water to each pasture for added peace of mind. A nice pond in the northern area of the property and a smaller wet weather pond located just below the headquarters provide good surface water to the ranch. The larger pond has excellent runoff potential and is stocked with bass, crappie, and catfish.   The property features multiple types of vegetation including former CRP pasture with thick stands native grasses where Bobwhite quail flourish in the acres of bluestem that blanket the area. Heavy mesquite pasture runs the length of the property north to south with an additional creek bottom that helps funnel wildlife through the property. Hunting is exceptional for whitetail deer, turkey, and wild hog. Low hunting pressure and management minded neighbors allow deer to reach their full potential on the Trinity Ranch. Several premium feeders are ran year round for both deer and quail hold animals on the ranch throughout the year. Hunting blind setups will also be conveyed with purchase. Two large food plots have also been established and maintained on the property. A 20-acre sunflower patch southeast of the headquarters is a dove magnet for some exciting wing shooting action! A second 15+-acre food plot is located in the center of the property and serves as a grazing area for wildlife or livestock during the winter months. The Trinity Ranch is a great multiuse property with outstanding improvements and multiple wildlife species that are waiting for you to explore!
