For the bowhunter a pit-style bow blind that puts the archer at a supreme advantage to his quarry with a low shooting angle and maximum scent control. An older irrigation well is located just off Highway 83 and has the potential for a large irrigated food plot in one of the cleared tracts on the ranch.  Several prominent overlooks are found across the ranch and would make an excellent location for a home or lodge building site, with the added convenience of rural water and electrical service available along the property boundary. Existing fencing is in good condition on the South and East boundaries with several gated entrances into the property. The interior road system is good with multiple roads covering the ranch.
