Terrain:

Hooleyan Ranch is a multi-use property that offers recreation and potential ranching opportunities in northwestern Hardeman County, Texas. Located just off the pavement on FM 680, the Hooleyan is located on both sides of Lindsey road just 15 miles north of Highway 287 for easy access. The property is less than 5 miles from the Red River, which is a great travel corridor for wildlife in the area. The northeastern 140 acres is composed of rolling sandy hills covered with shinnery oak and soapberry thickets that provide great cover and food for wildlife. A windmill water well of unknown condition is located near the entrance of this tract. The largest tract located west of Lindsey road features a prominent wet weather creek running through the center of the property. This creek is fringed with larger hardwoods such as hackberry and cottonwood that provide great roosting sites for turkey in the area. A second windmill well is located on the southern edge of this tract for convenience. Just across Lindsey Road is the southern property that has more open areas with scattered thickets perfect for bobwhite quail habitat. All tracts have seen minimal livestock grazing for several years, which in turn has allowed native browse to flourish and provide excellent habitat for whitetail deer, Rio Grande turkey, and Bobwhite quail. Several older agricultural areas have been allowed to go fallow and now serve as exceptional habitat for wildlife. As a result, hunting is exceptional with minimal hunting pressure and larger surrounding acreages allowing wildlife to reach their full potential on the property. The Hooleyan Ranch is an outstanding hunting property that is waiting to be explored and developed.

Improvements:

Two Windmill Water Wells, Electricity, Wet Weather Creek, All Weather County Road Frontage, Fair/Good Existing Fencing.

Whitetail Deer, Quail, Dove, Rio Grande Turkey, Wild Hog, & Varmints
