Location:
Located on the Salt Fork of the Brazos River in Baylor County along County Roads 435/439 and approximately 14 miles west of Seymour, Texas.
Terrain:
The Brazos River Ranch/BRR is a sought-after property for anyone looking for excellent cropland, tons of wildlife, wonderful views, and expansive river frontage in the rolling plains of North Central Texas. This acreage is located between the DFW, Abilene, and Lubbock areas and only 20 minutes west of Seymour. The property has a nice mix of cultivated cropland bordered separated with patches of heavy timber that are game corridors throughout the tract. The southwest corner of the ranch features an impressive bluff overlooking the Brazos River with a winding canyon to the east that could potentially be a large pond site. This high bank side of the river offers outstanding views of the Baylor and Knox county Brazos River bottom. A large natural bend in the river creates lots of character and offers over 1½ miles of Brazos River frontage. Heading northward along the riverbank, the elevated terrain drops gradually making river access more easily accessible. Wildlife cover and habitat varies throughout the ranch with mixed hardwoods along the river, bull mesquite flats along the cultivated pastures, and a unique mix of wild brush thickets. This varied mix of habitat are excellent cover and forage for whitetail deer, turkey, dove, and wild hogs! Several, well-positioned food plots have been created along the fertile river soil and have the added benefit of being planted annually by the local farmer that leases the agricultural interest on the property. These long narrow food plots and heavily visited by all sorts of game provide some unbelievable hunting opportunities! In addition, the BRR takes advantage of being situated between the transitional area of farmland and the rugged river bottom area of the counties. The flat well-drained sandy soil is ideal for winter crops that draw large numbers of wildlife from the Brazos River bottom as well as summer crops to take advantage of flocks of dove migrating through the Brazos Valley. Multiple interior roads and trails provide easy access to all areas of the ranch. Two water wells with onsite electricity provide plenty of water for livestock and an additional electrical service point with graveled entrance road has been established in the southeast portion and would serve as an excellent potential headquarters for a lodge or camp. Existing perimeter fencing is fair to excellent with a ¼ mile of newly installed fencing along the east boundary. The Brazos River Ranch is a great property with recreational and agricultural opportunities along the Brazos River of North Texas.
