This excellent hunting and recreational ranch consists of a variety of terrain from grass/cultivation and mesquite flats to rugged cedar breaks with steep elevation changes of 150+ feet. The upper flat areas consist of a combination of some cultivation (food plots) and mesquite flat areas which overlook the entire bottom country and would make an excellent site for a hunting lodge, campsite, or for viewing the wildlife in the areas below. The wildlife travel all over the ranch, but consistently are found feeding on these food plot areas and cultivation fields. The middle of the ranch and towards the outer boundary line is primarily rugged land with many breaks and ravines that are primarily covered with cedar, including several scattered mesquite areas, hackberry, underbrush, and grassy areas. There are several live springs that flow out of the big red cliff sides and trickle down toward the bottomland. The ranch is adjoined for several miles on two sides by the 550,000 acre historic W.T. Waggoner Ranch. The Wichita River is approximately 6/10 of a mile from the North and West boundary which also attracts large numbers of wildlife in the area. This prime hunting ranch is in an extremely hunting area of North Texas and will not last long!
