Property Information

Location: Located in Northern King County between Guthrie and Paducah, Texas on the West side of Highway 83.

Terrain: Lancaster West Ranch is a beautiful recreation property located in the big country of West Texas. Located halfway between Guthrie and Paducah, Texas on the west side of highway 83, about halfway between Wichita Falls, Lubbock, and Abilene. The 810 acres has a nice mix of partially cleared pasture and more heavily brushed mesquite flats with several heavily wooded, wet weather creek bottoms. In fact, several areas hold water almost year round, and are an excellent draw for game especially during the drier times of the year. There is also a couple of natural spring areas that pool and trickle water year round, providing an excellent source of fresh water for game.  Large populations of whitetail deer, wild hogs and turkey venture from the surrounding ranches to take advantage of the available water on the ranch. The more open pastures and brushy fencerows are excellent areas to take advantage of the great quail numbers in the area. Terrain consists of rolling mesquite hills with a variety of timber including soapberry, cottonwood, and hackberry hardwoods along the creeks, with excellent roosting sites for the large population of turkeys that call the ranch home. The northern portion of the property consists of sandy soil with several patches of plum thickets and shinnery oak motts. These two plants provide both food source and cover for wildlife. Buford Branch Creek traverses the center of the property and provides a nice core area of hardwood for game. As one moves to the southern side of the ranch terrain begins to rise again from the creek and yields more rugged terrain with beautiful views of the ranch. Several premium tower blinds and feeders are already in place on the ranch for some great hunting opportunities. Another location features a pit-style bow blind that puts the archer at a supreme advantage to his quarry with a low shooting angle and maximum scent control. Additional bowhunting setups include a tripod and ladder type hunting stands. An older irrigation well is located just off Highway 83 and has the potential for a large irrigated food plot in one of the cleared tracts on the ranch. The ranch has paved access on two of the four sides of the ranch, which is a great aspect when considering this property. Lancaster West is serviced with rural water/onsite electrical and has several prominent overlooks that would make be an excellent location for home or lodge building site. Existing fencing is in good condition and several gated entrances are found around the property. The interior road system is good as the sandy soil allows easy travel even during the wettest times of the year, a concrete bridge is used to cross the largest creek on the western edge of the property. Lancaster West Ranch is a great value in a recreational property that has varied habitats, good water, and turnkey hunting setups ready for the sportsman to enjoy!
