Property Information

Location:

Located in Northeastern Cottle County on FM 104 between Paducah, TX and Quanah, TX less than a mile from the Pease River.

Terrain:

Triple Ridge Ranch is a ready to enjoy hunting and recreational ranch that is in the rugged canyon breaks of Northern Cottle County. A custom built 3,600 square foot barn-dominium style lodge is the hub of operations for this outstanding property. A combination three bay garage/mudroom with field lockers and full bath is the starting point for outdoor adventures at Triple Ridge. Beyond the mudroom, a glassed garage door is an inviting entrance to the main lodge living space. Inside is a built-in bar with a custom poured countertop, sink, and cooler allowing for a great place to unwind after a long day exploring the ranch. Between the bar and kitchen, the lodge’s main room has plenty of room for activities such as billiards, shuffleboard, or other games.  The kitchen features granite countertops and custom cabinets as well as a large walk-in pantry. An expansive granite island opens into the rock-mantled fireplace in the living room. Through the three French style doors that open into the patio area picturesque views of the ranch and natural lighting bathe the lodge. The upper level of the lodge has two master bedrooms with ensuite baths as well as two additional bedrooms and a shared bath that are well suited for bunkrooms. The upper level also features a wrapped balcony overlooking the ranch along with a fire pit area. The balcony also serves as a covered porch to grill a steak or enjoy a sunrise over the ranch. The lodge has been designed for the active lifestyle with stained concrete flooring in the main lodge, epoxied flooring in the garage area, and laundry room to make quick work of messes and low maintenance. Outside the lodge area is a 30-ton overhead feed bin to keep feeders topped off around the property. A short distance to the South is a 3,200 square foot insulated tool shop with concrete flooring and full utilities. Five large rollup doors provide easy access for vehicles and an additional equipment apron houses a game cooler and covered shooting bench. A well-established road system provides quick access across the ranch. The historic Quanah Acme and Pacific Railway once traversed this property from North to South leaving an exceptional private roadway down the middle off the property for modern day use. In addition, two bridge crossings have been constructed over the deep canyons to make all areas of Triple Ridge accessible. With huge elevation changes of 150 feet or more the rugged beauty of this landscape makes this a standout property.  The Pease River is located less than ½ mile to the South and this creates exceptionally deep canyons that have cut the gypsum rock bluffs. Currently, three livestock ponds are found on the ranch but with 3 separate canyons accumulating several hundred acres of watershed, there is amazing potential for larger lakes on this property. This area of the Rolling Plains hosts a unique diversity of wildlife, including trophy whitetail and mule deer species, Rio Grande Turkey, quail, free range aoudad sheep, javelina, and wild hog. To preserve this diversity, the ranch has been game fenced on the 3 sides while still allowing game to travel from the river bottom. Hunting setups include 7 corporate rifle blinds, 4 large bow blinds, 7 protein feeders situated around 8-cleared food plot areas. Additionally, multiple water guzzlers have also been setup to help hold wildlife on the property. Just North of the main tract there is separated 160 acres that has a 50/50 mix of pasture and cultivation which makes for an exceptional dove hunting property as well as great food plots for all other game. With a beautiful lodge and shop, numerous game species, and amazing terrain changes, Triple Ridge Ranch is the entire package ready to enjoy!
