Location:
Located in Archer County just 4 ½ miles southeast of Archer City, Texas on Demoss Road and 30 minutes south of Wichita Falls, Texas. Approximately 2 hours from the DFW Metroplex.
Terrain:
The Schreiber Ranch is an outstanding multi-use property. The 1,031 acres feature two separate cultivated fields, the largest runs the length of the west boundary along Demoss Road and a smaller plot is located in the center of the property. The larger 250 acre field is a great draw for wildlife in the area. In fact the lengthy mesquite flat on the east side of this field is an excellent spot to catch countless numbers of deer and turkey feeding in the early and later hours of the day. A smaller 30+ acre plot is located between the lake and the large creek that runs through the property. This is an excellent spot to target those trophy bucks seldom seen. This remote field is the perfect transition zone for wildlife. Onion Creek is another great feature of the property that flows northeast across the ranch. This picturesque drainage provides impressive elevation changes from the dense hardwood creek bottom through the rocky bluffed areas that give rise to the mesquite flats. This rise is approximately 50-60 feet above the property on the south side of the ranch. This creek is also a great travel corridor for game that move through this area of North Texas and the huge trees found along the creek provide great roosting sights for large flocks of turkey. A variety of native plants such as lotebush, mesquite, and hackberry make the Schreiber Ranch an excellent quail property as well. Another exclusive feature is the huge 20 acre Schreiber Lake located in the center of the property. This massive impoundment provides excellent fishing opportunities and the many forks around the lake’s perimeter would allow for several waterfowl blinds. Besides the lake, several smaller wet weather ponds have been constructed along the creek bottom and are excellent areas for hunting stand/feeder setups. In addition to the great outdoor opportunities that exist, the Schreiber Ranch would also provide for a nice cattle operation. A large pipe corral/loading chute with gathering trap is located at the ranch entrance for convenience. Perimeter fencing is in excellent condition and the larger 250 acre field has been fenced from the rest of the area for rotational grazing. In addition to the preexisting features this property has to offer, it would also be an excellent area to setup a high fenced wildlife operation. The variety of terrain change, thick creek bottom, and overall property layout would make an excellent game ranch with little more than the addition of a game fence. The raised elevations on the south side with the panoramic vistas would also make an excellent choice for a home site or hunting lodge. Electrical service is also available a short distance away on Demoss Road.
