Located in Knox County on FM 267 about 5 miles south of Gilliland, Texas just a few miles northeast of Benjamin, Texas and west of Seymour, Texas approximately 25 miles.
Terrain:
The Escabroso Ranch is a ready to enjoy off the grid hunting ranch that offers great hunting, beautiful views, unique terrain changes, excellent grasses, and many recreational activities. Hunting in this area of North Texas is exceptional and it is not uncommon to see large whitetail deer of 150+ class on the Escabroso. The ranch, comprised of two 640 acre sections, joins two ranches that are 8,000+ acres that are not commercially hunted and the Escabroso Ranch owners have strictly managed the ranch for trophy whitetail with a year round feeding program the last two years which has paid off. In 2013 there were no bucks harvested, but in 2014 there were Three bucks harvested with the largest in the mid 150’s class. All of these deer were 5 ½ years and older. The owners estimate the buck to doe ratio to be close to one to one. There are also a few mule deer that travel the ranch from time to time. The current quail population on the Escabroso Ranch is unbelievable and they have not been hunted in several years. It is very common to see several coveys while riding the ranch roads. Dove hunting on the ranch can be outstanding as well, especially around the pond areas where there are typically sunflowers and other sources of food coupled with the water. In the last two years, the current owners have killed 54 wild hogs on the property! The ranch is also well watered, with ponds scattered all across the tract as well as several wet weather creeks that meander throughout the rugged terrain. Driving through the ranch you will find heavily treed cedar areas with scattered mesquite, flat plateaus with minimal cover, thickets of mesquite, and several dense hackberry draws. A couple places on the ranch are very elevated and provide great views of the valleys and thicket areas below. Not only is the hunting great, but the Escabroso also is a wonderful place to ride ATV’s and or horseback riding. With the uneven terrain and elevated areas, an outdoorsman will thoroughly enjoy this ranch atmosphere! The grass on the ranch is outstanding and would be perfect for a combination cattle and hunting ranch.
Improvements:
Fully furnished metal building/cabin including three sleeping areas with two sets of queen size bunk beds and two additional queen size beds. Additional beds could easily be added to the enclosed sun room. Bath/shower combination. Great room has satellite TV, an open kitchen area with granite counter tops, refrigerator, stainless steel microwave and propane stove/oven, and dining area equipped with large island bar. Other amenities include: propane water heater, propane furnace, two window A/C units and a portable A/C for when it really gets hot. Electricity is provided by a large commercial diesel generator that will supply all the electricity you’d ever need. Water system has a 3,000 gallon tank as well as a portable 1,000 gallon nurse tank. Large equipment storage barn (some of floor is concrete); seven ponds (including some that are new and some that have been recently cleaned out); one food plot; six large two person deer blinds; one single person blind; two 2,000 lb free choice feeders that convert to spin feeders; two 1,000 lb free choice feeders, five 300 lb spin feeders & two 150 lb spin feeders; three tripod bow hunting stands; 20 ft sea storage container; two fuel storage tanks for generator fuel; 45 horsepower Jinma tractor with loader; box blade; tandem disc; and plot master food plot tool; fences are poor to excellent. Ranch has two miles of brand new 5 wire fence all along South side and 1 mile of excellent high fence along west border.
