Location:
Located in north central Knox County of North Texas on FM 1756 between the old farm communities of Truscott and Gilliland, Texas.
Terrain:
The majority of the land on this combination 262 acre tract is comprised primarily of excellent cultivation totaling approximately 200 acres. The east side of the property is heavily wooded pasture with elevation changes that lead down to a large pond. The woods are a mix of cedar and dense mesquite and are loaded with wildlife. This area allows for excellent hunting as well as a good place for cattle to have shade and dry grass during the wheat pasture season. The surrounding properties also have dense brush and the wildlife tend to feed on the cultivation fields on this property and travel between these tracts. This farm is comprised of quality soil which is excellent for growing winter wheat, cotton, canola, milo, and sesame, or any other North Texas crop that does well in tighter soils. Soil types and the breakdown of acreage of soil types are shown on each tract on the MapRight program on the website. Some of the pictures of the subject tracts were taken of the farms immediately joining the tracts for reasons of showing the type of soil in other farming conditions. The current owners are successful NO-TILL farmers, but this ground may be easily farmed in a conventional till method as well.
