Property Information

Rio Poco Ranch
Guthrie, Texas

Location:

Rio Poco Ranch, a prime Bobwhite quail and Whitetail deer hunting property, is located in King County, Texas southeast of Guthrie, Texas on US Highway 82 and State Highway 222 in an area known as “Big Ranch Country”. Located approximately 3.1 hours from Fort Worth, Texas or 1.5 hours from Lubbock, Texas. The secluded main camp lodge area is accessed by a crushed limestone road that provides all-weather access. The ranch has 3 miles of paved frontage on the north boundary along US Highway 82 and State Highway 222.

Terrain:

The Rio Poco Ranch offers phenomenal hunting and recreational opportunities with an amazing lodging facility onsite providing outstanding entertainment, boarding, and seclusion. The ranch grasses have not been overgrazed and are in great shape. Although the ranch has miles of paved access, most of the ranch is very private due to the landscape that buffers the views of the heart of the property from the highway. Little Croton Creek traverses the middle portion of the ranch from the east to west boundaries. Large vistas and hillsides on both the north and south sides are found gently changing to a huge lower flat area surrounding most of the creek bottom. This large “flat” is comprised of prime Bobwhite quail habitat and extends for nearly 2.75 miles east to west and around 2,000 ft. either direction from the Croton Creek Bed. The “flat” is primarily grasses, short brush, mesquite, hackberry, blue brush, and other underbrush which provides great quail habitat. Since this area basically follows the creek, there is always a water source for wildlife nearby. The 5 food plots are strategically placed in the areas of the ranch with good soils, cover, and proximity to watering sources. They are well laid out and easy to hunt for several people. The north and south sides of the ranch offer major elevation changes with cedar lined ridges that give a rough appeal and would cater more to the deer or predator hunter. Some of the huge vistas and hillsides are perfect vantage points for watching the wildlife below or just for hiking and recreation. As you travel throughout this outstanding property you will never see the same view twice! This ranch offers all-around recreation with an emphasis on quail and deer hunting, not to discount other activities such as four-wheeling, trail riding, horseback riding, exploring, and just plain outdoor enjoyment!

Water:

Rio Poco Ranch is evenly watered by scenic Little Croton Creek and many tributaries that feed into it. Although the creek is seasonal and flows only parts of the year, there are many pools throughout the ranch that hold water year-round which provide excellent water sources for wildlife and livestock. In addition to the creek water, there are three ponds that provide additional surface water. Rio Poco Ranch has a two-inch water line that passes through the ranch and currently feeds two concrete water troughs, as well as providing the Lodge with rural water. This is a huge asset in this part of the country. There is also an older windmill onsite that could be easily fixed or a solar system could be utilized in its place for an additional water source.

Improvements:

A 2014, 6,000 +/- square foot Barndominium including 2,200 square feet of an open floor plan great room area; 3 bedrooms, 2 baths; a huge fireplace, kitchen and dining area; large utility/gun room; tile flooring; an 1,820 square foot insulated shop/storage with roll-up doors; a handy 4+ vehicle carport; a nice 1,000 square foot covered patio off of the great room providing an outstanding overlook of the scenic property. Metal dog kennels and game cleaning facility on a concrete slab near the Lodge; multiple premium quality deer blinds and corn feeder setups; 5 implemented food plots; 5 fenced 2,000 lb. capacity protein feeders distributed around the ranch that are utilized year-around; two large concrete water troughs; rural water and electricity onsite; very good interior road system that provides excellent access to most parts of the ranch; excellent steel cattle corrals; and excellent steel fencing.

Remarks:

This ranch was once part of the historic “6666 Ranch” and has been managed (MLD 3) to maximize its full potential as a private game ranch. This is a huge asset to have an extended hunting season and to be able to strategically manage the deer herd and grow trophy bucks. With very large neighbors and the MLD 3 advantage, the opportunity to have a trophy hunting ranch can be a reality. The quail hunting is outstanding on the Rio Poco Ranch due to the excellent habitat and the miles of Croton Creek which provides plenty of water across the ranch for game birds.

Wildlife:

Whitetail deer, Bobwhite quail, turkey, dove, wild hogs.
