Location:

Located in western Wilbarger County near Lockett, Texas on paved FM 1207 and approximately 12 miles southwest of Vernon, Texas.

Terrain:

This is an excellent farm that lies mostly flat with no washes and offers 97% of the property in productive acres. The soil is primarily sandy loam with a little heavier profile on the northwest side and is sandier on the west and south edges of the farm. There are no rocky or bad areas on the farm and there is an old irrigation collection pond near the north edge that could be filled and stocked with fish or used for livestock watering purposes. The current owner operates the farm and is currently raising alfalfa and cotton. The cotton recently yielded over a bale per acre with minimal inputs. Alfalfa was recently planted and will be ready to harvest during the spring of 2017. Several years ago, the farm was irrigated by a side-roll sprinkler irrigation system. During the drought, the water wells were low on volume, but since the water table has recovered some, a pivot irrigation system might be possible on part of the farm. The farm is highly productive and is excellent for growing alfalfa, cotton, coastal Bermuda grass, wheat, sorghum, canola, sesame, or hay grazer. This farm would make an excellent home site for someone who wanted to have a cattle or agricultural operation and offers lots of wildlife as a bonus! The Lockett Farm also offers outstanding hunting and viewing of wildlife. The shelter belts that line the north, east, and south sides of the farm are full of wildlife and large numbers of whitetail deer and turkey are seen daily feeding near the shelter belts in the mornings and late afternoons. It is very common to see 50-100 turkey and 20-30 deer, especially on the part of the farm planted in alfalfa or winter wheat.
