Location:
Located in southern Hardeman County on Highway 6 between Crowell, TX and Quanah, TX, one mile from the Pease River and joining the Copper Breaks State Park. The ranch is approximately 200 miles from the mid DFW area.
Terrain:
The Copper Breaks Ranch is an excellent hunting and recreational ranch with terrain ranging from steep cedar ridges with huge elevation changes to scattered mesquite thickets, grassy flats, and hackberry draws. The tall grasses and brushy areas provide excellent quail habitat and cover for wildlife. It is common to find many elevation changes of 150+ feet while driving the interior road system. The high ridges and points offer excellent viewing of the wildlife trails below and premium blinds and feeders have been strategically placed throughout the ranch in areas of game travel. There are 3 ponds scattered throughout the ranch that provide easy access to water for wildlife or cattle. Two of these ponds are canyon impoundments with deep clear channels and have fishing docks that extend into the best fishing areas. In addition, Devils Creek runs through the center of the ranch giving the wildlife another water source and an excellent bedding area. Several food plots have been created in various areas of the ranch and stay covered in deer in the winter when planted in wheat. The owner has been implementing a strong protein and corn feeding program throughout the ranch and has certain feeder setups for different kinds of wildlife. It is also common to find mule deer on the property and especially in the rougher portions. Copper Breaks Ranch is surrounded by large ranches and the State Park. With the great diversification, location, and the variety of hunting and recreational activities to offer, it is very attractive for developing a fine corporate hunting ranch or family getaway.
Improvements:
A custom built metal lodge with 13,500 square feet under roof that includes a 30’ wrap-around porch which allows for plenty of covered area surrounding the lodge for entertaining purposes and relaxing outside, even in inclement weather. The first level has 4,000 square feet of living space with 3 – 19’X19’ bedrooms and 3 baths, an open design kitchen with island, and expansive 20’X40’ combination great room/living area with a beautiful spiral staircase to the second floor. The second floor has 600 square feet of living area with a 14’X44’ enclosed loft, wet bar with ½ bath, and a large observation deck overlooking the beautiful Pease River Breaks. The remaining living area features a 40’X40’ insulated shop with rollup door and a 13’X13’ walk-in game freezer. Adjacent to the walk in cooler is a nice size game cleaning station which has been conveniently located under the covered porch. Other improvements include: 1 ½ miles of paved road frontage, excellent gates and perimeter corners with nice painted overhead entrance, 40’ covered freight container, rural water at headquarters, electricity onsite, 3 nice ponds that have all been extensively cleaned out and deepened, excellent interior road system, 10 large premium blind and tower setups in place with a 1,000# feeder at each location (12 feeders); (2) combination bow/rifle large premium blind setups with feeder setups also; numerous large protein feeders and turkey/quail feeders strategically placed with pens around them; approximately 250 acres has been cleared of brush and is currently in grass, but would also make outstanding food plots.

Whitetail deer, Mule deer, turkey, quail, duck, dove, Javelina, wild hogs, vermin, and fishing in ponds.
