This 160 acres is loaded with wildlife and located an area with minimal hunting pressure. Lying less than one mile from the historic 510,000 acre W.T. Waggoner Estate, there are large numbers of wildlife in this area plenty of bedding and hiding areas for wildlife. This area is outstanding trophy whitetail deer country, but is also prime for Rio Grande Turkey and bobwhite quail hunting and habitat. For a ranch of this size, the 160.2 acres has an above average amount of surface water for waterfowl hunting and also fishing. In the winter months, it is common to see dozens of ducks on the ponds with an occasional flock of geese. Having this much water on the ranch is very important for not only waterfowl, but for any wildlife in the area to water there. The cultivation fields that strategically surround the thick brush areas are wildlife magnets in the cold months of the year and also provide potential grazing for livestock.
