Location: Located on Stewart Ranch Road, just off of HWY 16, South of Markley, Texas. Also, 19 miles Northwest of Jacksboro near the Jack and Young County line and just north of Jermyn, Texas. Property is conveniently located 5 miles north of HWY 114 and Jermyn, Texas approximately 80 miles to Fort Worth.
Terrain: Rolling terrain with nice views and extremely heavy brush on two-thirds of the tract along with some nice oak cover in the more elevated areas of the property and along the Plum Creek corridor. Whitetail deer, turkey, and wild hogs are frequently found in these heavy bull mesquite flats and along the creek bottom. Thick grass pastures on the north side of Plum Creek would provide excellent grazing for livestock. Surface water is excellent across the property with three livestock ponds, potential for three good pond sites as well, and Plum Creek. This wet weather creek has multiple rock-lined pockets that hold water almost year round. In addition, there is a slough type area along the creek channel that would be excellent for a waterfowl setup. A scenic hill top area with rock outcroppings that allows nice views of the timbered areas below offers a potential home or cabin site. The entrance on the South end of the ranch is very secluded. There are electric utilities at the gate with thick timber near the entrance to provide plenty of privacy, making this an outstanding tract of this size! In addition to hunting and recreation, the property would also be attractive for a small cattle operation with its good grasses, surface water, easy access, and excellent perimeter fencing.
Improvements: Three ponds; fences are in good to excellent condition; Electricity is available in several areas of the ranch; Gravel county road access on both Wilton and Stewart Roads.
Wildlife: Whitetail deer, turkey, fishing, dove, duck, wild hogs.
Remarks: This 193 acres is a part of a ranch that has been meticulously managed for wildlife and is currently classified in the MLD III category, which allows hunting of up to 120+/- days per year!! With the ranch having areas that have been converted to improved pastures and having been selectively cleared, the potential for future food plots and surface water scattered across the ranch, this is a prime setup for the avid hunter that is looking to continue and enjoy a well-managed hunting ranch. The ranch is located in the transition area from Oak to Mesquite country, and being balanced with both, the nice views of the oak timber, and nutrition of the mesquite beans and hackberry, it is hard to find a better area in North Texas for this type of wildlife potential.
