Property Information

Location:

Located in northern Clay County, northeast of Henrietta, Texas on the corner of Wiest Road and FM 2332. Approximately 20 minutes from Wichita Falls, Texas and less than 2 hours from the DFW/Metroplex.

Terrain:

The Bachman Ranch is a well-managed property strategically set up to offer convenience for livestock management. On the west side of the property is a nicely terraced 70 acre cultivated field which provides winter grazing for livestock. This side of the ranch has higher elevations that slope toward the east where multiple conservation terraces have been utilized to capture rainfall that divert to the ponds and native grass pastures. The rich soils coupled with good soil conservation practices produce native grasses that grow extremely well year after year. The five large ponds and windmill water well provide an excellent water source for livestock and wildlife. In addition to the rancher, the recreational sportsman will also find these ponds beneficial when it comes to fishing or waterfowl and dove hunting in this area. Access to the property is made easy by paved highway from the north and all weather gravel topped road on the east side. The existing perimeter fencing is in excellent condition with additional gate access on the east side of the ranch. A large set of pipe corrals are found centrally located on one of the higher points of the property. These corrals are divided for easy sorting of livestock with a well-built loafing shed in the north end of the pens to protect the herd during winter’s coldest months. Just west of the corrals is an expansive stack lot for round hay bales. The location of the stack lot in close proximity to the herd makes feeding on those shorter winter days more convenient. A large 2 bay tractor/equipment pole barn is located south of the corrals and has been constructed to accommodate the largest farm machinery. If you are searching for a North Texas property with great ranching facilities and designed with the rancher in mind, please come take a look at what The Bachman Place Ranch has to offer.

Improvements:

Two separate livestock loafing sheds, large pipe working pens with loading chute, large pipe fenced hay stack lot, 2 bay tractor/equipment shed, windmill water well, 5 nice livestock ponds, terraced 70 acre cultivated field, onsite electricity.

Wildlife:

Quail, dove, waterfowl, and fishing
