Location:
Located in northern Clay County northeast of Henrietta, Texas on FM 171 just east of Petrolia, Texas and less than 1 mile from the Red River.
Terrain:
The Clay County North Ranch is a turnkey cattle operation located 13 miles northeast of Henrietta, Texas. The 205 acres has multiple amenities for a smooth running cattle operation. An older brick ranch home with concrete storm cellar is conveniently located onsite. This multi-bedroom home is in fair condition and with a little work it could be a great asset! It has a large den/living area, fireplace, and is surrounded by large shade trees. A combination metal workshop/tractor storage barn is found just east of the residence. Perhaps the greatest asset to this location is the well-planned cattle working facility just west of the home. A combination hay barn with attached grain bin has been designed for easy unloading and distribution of forage and grain to the cattle. From the feed barn, a pipe alley connects to the covered working pens just a short distance to the south. Underneath the extensive barn design, one will find a foreman’s office, feed bunks, crowding alley, and livestock scales all under cover. To round out the design, a loading chute on the west end of pens provides easy loading or unloading. The property’s location near the Red River Valley lends itself to above average hay/grazing production for livestock. The property has three livestock ponds and water well is also found near the headquarters. A paved highway provides easy access and once on the ranch an excellent caliche topped all weather road leads to the headquarters tucked neatly in the northeast corner of the property. A small creek drains from two of the ponds creating a gently sloping view looking southward over the coastal pastures. This provides the headquarters with a breathtaking view over the property and the ability to oversee any size cattle operation. The Clay County North Ranch is a great value for the amenities available that one would expect of a much larger operation. In fact, this ranch would make an excellent addition to an existing cattle operation or the perfect “start-up” property.
