Location:
The HWY 25 – Electra Triangle Ranch is located just across the road from the historic 510,000 acre Waggoner Ranch, approximately 140 miles northwest of Fort Worth, 20 minutes west of Wichita Falls. The ranch has access from Highway 25 Road, and Jennings Road.
Terrain:
The Hwy 25 – Electra Triangle Ranch is an opportunity to own an excellent combination hunting and cattle ranch in Texas that was once a part of the historic Burnett Ranch Empire. The ranch is mostly flat to rolling mesquite country as well as a few acres of rougher terrain. The North end is comprised of dense mesquite cover and plenty of hiding areas for wildlife. As you travel south toward the narrow part of the triangle, the ranch becomes more cleared and excellent for cattle grazing and bird hunting. The gentle slopes across most of the ranch allow for good pond and lake areas, with large areas of runoff water that in many areas is filtered well from native prairie grasses keeping silting to a minimum. The ranch has been managed for many years and never over-grazed. Wildlife has always been a priority in management and the cattle grazing has been used as a management tool in keeping prime game habitat and populations. Although the entire ranch offers outstanding North Texas hunting of all types, much of the acreage for years was managed for prime quail habitat with spraying and brush work being utilized. These same large areas are also home to strong grass pastures and the same efforts resulted in much higher livestock grazing ratios. This immediate area with surrounding very large ranches, is known for producing 130-180 inch whitetail deer with correct management and feeding programs. With current brush management and a rotational grazing program, the Electra Triangle Ranch is running 1/16 animal units pair. This number could be raised or lowered according to management of the wildlife, livestock feeding programs, and rainfall. The Electra and Iowa Park, Texas historic rainfall is approximately 27 to 29 inches annually.
Improvements:
Electricity, Paved access from Highway 25, excellent existing perimeter and cross-fences with steel pipe bracing and steel gates. Four ponds that were recently expanded and cleaned out.

Income:
The ranch is currently leased for hunting and cattle grazing. Although, a buyer is not obligated to continue these leases, a new owner could continue one or both of these lease options, and would offer a good return on an investment opportunity.
