Property Information

Location:

Located on paved FM 1763, approximately 5 miles east of Vernon, Texas on the Pease River in Wilbarger County. Only a 2 ½ hour drive from Fort Worth, Texas.

Terrain:

Located on a quiet country road just east of Vernon, Texas, is the River Road Ranch that offers a great opportunity to own a diverse and well laid out river property, with approximately 1600 feet of frontage on the Pease River, wooded pasture, and productive farm land that couples as an outstanding food plot. Near the gated ranch entrance is a small camp area with metal barn, horse pen, and two-grain storage bins that are in excellent condition. The camp area is very accessible, but private and totally away from the prime hunting areas of the property. Just past the entrance 35 +/-acres of cultivation that serves as an excellent food plot. Beyond the cultivated area is a nice 50’X60’ metal shop with 20’ covered aprons on both sides. The shop is equipped with concrete flooring, lights and electricity. East of the shop is a working windmill with large rubber trough situated inside a pipe cattle coral/trap. Besides being a benefit to livestock, the trough provides supplemental water for wildlife in the area. An insulated well house with freeze-proof faucet is conveniently located just west of an older riding arena with electricity and lighting in another area of the ranch. The property lies on the south side of the Pease River, in the sandy portions of the river bottom; these soils mean good vegetation, which are found in many areas of the property. A dense thicket of red cedar, tall mesquites, & mature hackberries form an excellent bedding area for wildlife in center of the property. Closer to the river; plum thickets, tall grasses, and range brush create another layer of cover and an excellent travel corridor for wildlife. The habitat here is perfect for a variety of game; including whitetail deer, Rio Grande turkey, wild hogs, bobcat, coyote, and plenty of ducks on the river. Hog rubs and wallows are easy to find just about anywhere in the pasture, as are buck rubs and scrapes. The river is easy to get to as well, with a couple of access points. Highly traveled game trails are found throughout the property and are especially noticeable near the river. Some of the trails are so heavily traveled they look similar to cattle trails! 3 hunting feeder setups have been setup on the ranch top take advantage of these trails. Livestock has not grazed the ranch for 2 years and the grasses/forbs have flourished. When the river has been up from recent rainfall, the catfish come upstream from the nearby Red River and congregate in the Pease channels. Fishing for catfish and bow fishing for gar and carp are other fun recreational activities also found on River Road Ranch. With river access, excellent hunt opportunities, and property improvements, River Road Ranch has a lot to offer in a property of this size!

Improvements:

50’X60’ metal enclosed barn, electricity, lighting, & equipment sheds on either side, electric water well with insulated well house & freeze-proof faucet, operating windmill with large water trough, three new large feeders with timers, older riding arena, horse barn/pen, two grain bins in excellent condition (one is flat bottom and can be used for storage and the other is cone bottom with grain auger.) perimeter and cross fences are fair to new condition, exterior fence on west side is pipe and v-wire in excellent condition, metal gated entrances, good interior road system, paved road access, 36 acres of excellent sandy loam cultivation, (irrigation pivot is not conveyed with property)
