Property Information

Smith River Ranch
Burkburnett, Texas

Location:

Located on the Red River in northern Wichita County, 8 miles northwest of Burkburnett, Texas and approximately 20 minutes from Wichita Falls, Texas.

Terrain:

The Smith Ranch is privately located at the end of a paved county road in the Red River Valley and is a diverse property ranging from elevated high spots to lower river bottom pastures with a variety of vegetation. Hardwood thickets, including hackberry, elm, and cottonwoods are found scattered across the ranch as well as mesquite, plum thickets, and various other underbrush. All of these offer a great wildlife environment, but not too thick to keep grasses from thriving. There is a large food plot on the bluff above the headquarters area that is a deer magnet in the winter months. The grasses on the lower portions of the ranch are thick and have lots of growth due to the shallow water table and sub-irrigation. For the rancher this is a great asset because this raises the stocking ratio significantly. The owners run their own livestock and have never leased the ranch for deer hunting, but do lease the quail hunting out to the same group every year. The Smith Ranch is an affordable river ranch with plenty of opportunity for hunting of all kinds and a great livestock/farming setup.

Improvements:

Ranch house with 3 bedrooms, 3 bathrooms, living area, large mud room/office area, sun-room, nice back porch sitting area, and metal roof. The ranch also offers two large barns; large equipment shed; five stall horse runs; tack room; two sets of large pipe corrals with several pens; Powder River gates; and a load out chute at each set of pens. Cattle guard entrances are located in several areas of the property. Fencing is good to excellent on most of the property. Some property near the river is currently not fenced. Water well and overhead feed bin. There are several seep ponds on the ranch that always hold water; paved access; end of the road entrance; and 290 acres in excellent sandy loam cultivation.

Wildlife:

Whitetail deer, quail, turkey, duck, dove, wild hogs, excellent varmint hunting and cat fishing on the Red River.

Remarks:

The owners are selling their deeded land with the sale of the property, but also conveying their accreted land. The sales price per acre is only based on their deeded acreage and all the accreted land is considered as bonus land.
