Terrain:
This 100-acre cultivated tract is located 8 ½ miles Northeast of Crowell, Texas along county roads 232 and 228 near paved access on FM 98 just over ½ mile to the north. The property features sandy loam soil, which is excellent for cotton, milo, hay grazer, coastal Bermuda, or cool/warm weather grain crops. The terrain on this tract is generally flat and well drained with a grassed waterway running through a portion of the property on the west portion. A small area of timber and native grass marks a former home site along the east side. Groundwater for a domestic water well should be available in the area. Existing fencing is excellent on the north and west sides of the property with pipe bracing and t-post/barbed wire construction. In addition, the location of the property is less than 1 ½ mile from the Pease River. Electrical service is available on both the east and south boundaries. The farm property with easy access, erosion control, and the potential for utility upgrades would be an excellent choice for a new operation or existing farm.
