Location:
Located approximately six miles North of Crowell, Texas in Northern Foard County on County Rd 246 approximately 1.5 miles south of the Pease River.
Terrain:
This 160-acre tract is a multi-use property for both the sportsman, investor, and/or future cattle rancher. Currently the farm is enrolled in the CRP program until expiration in the Fall of 2021 with one more payment of approximately $30 per acre remaining. The 160 acres is composed primarily of open CRP grasses that once was cultivated farmland. The well-drained soil is excellent for future grazing of cattle or for food crops that attract birds along their flyway migration. Rolling elevation changes are found throughout the farm and provide many panoramic views of the rolling plains. Most of the former cropland and pastures have been terraced to take full advantage of the precious rainfall that occurs in this area. There are areas along the edge of the tract that are heavily lined with china-berry and hack-berry, creating a wildlife highway all around the property. These same tree areas would also be great for shade if an owner decided to graze the tract in the future.

Electricity at road, Good barbed wire fencing on one side, County road frontage on South and East sides of property, Groundwater availability should be good, CRP Income (expires 2021)
Wildlife:
