Location:
Located approximately 8 miles Southwest of Bledsoe, Texas at the intersection of FM 1585 and State Highway 769 on the Texas/New Mexico border and just over an hour West of Lubbock, Texas.
Terrain:
The Jeffrey Stateline Ranch is an agricultural and recreational hunting property that encompasses former croplands now enrolled in CRP and rolling shinnery covered sand hills. The property features three water wells with one being a high-volume irrigation well for crops as well as two residential wells for a home or livestock. The ranch has established electrical utilities in the center of the property with an automatic watering station setup for wildlife. The heavy shinnery oaks provide both food and cover for wildlife on the ranch including a good number of mule deer. The ranch is bordered by irrigation pivots on three sides with several farmers planting peanuts, hay, wheat, or cotton. These crops provide abundant forage for massive mule deer antler growth. The ranch is also located in Texas Parks and Wildlife Pronghorn Herd Unit 33. The past two years the ranch has received a Pronghorn Antelope Tag. Pronghorn permits are determined for specific tracts and all applicants will receive notice whether permits were issued or not, typically by mid-August. The owners work with Gene Lynskey a local outfitter that manages the hunting and any maintenance on the property. When walking through the tall CRP grasslands you can see a large, elevated rise near the center of the ranch. As Gene tells it, that rise marks the remnants of a Native American campsite where flint arrowhead/relics can still be found and offers a great view in all directions of the ranch.
The owners work with Gene Lynskey a local outfitter that manages the hunting and any maintenance on the property. Gene is a character. His story telling ability were recently featured in the Lubbock paper.
Hidden in Sand Article & Bison Kill Site in West Texas
If you have driven down the white rock covered backroads of Western Texas, you know the importance of caliche. A massive caliche quarry is located on the property’s West side and can be accessed along FM 769 and offers potential revenue for new owners. Multiple gravel companies have contracted with the current owners over the past few years due to the caliche quality. In the past few years, a new breed of farmer in Cochran County has realized the potential for certified organic crops. They have been breaking CRP land out and planting organic peanuts. This cash crop has seen old CRP land selling for upwards of $3000/acre. The property’s main entrance is located along the North side of FM 1585 with an additional gravel access road on the Southwestern portion of the ranch off 769. A metal tank is in the Northwest corner of the property and has been repurposed for a storage container. It would be the perfect location for a new homesite or even a hunting camp. With dependable ground water and established electricity, the Jeffrey Stateline Ranch is the perfect property to add to an existing farm or build that hunting ranch you have always dreamed of. This 4,000-acre tract comes with a $100,000 per year Conservation Reserve Program check.
