Horse property should be evaluated as an operating system, not simply as acreage with a barn. Compare usable pasture, forage condition, drainage, fencing, shade, water distribution, turnout design, trailer access, utilities, manure handling, and the location of veterinary and feed services.
Barn and arena descriptions should be verified during due diligence. Review stall dimensions and ventilation, footing and drainage, electrical and fire safety, wash racks, hay storage, equipment access, loading areas, and any permits or restrictions that affect boarding, training, events, or commercial use.
