The ranch is situated in the southeastern portion of Foard County, approximately 7 miles south of Thalia, Texas. Positioned about seven miles south of Highway 70, the property is reached via County Road 183. This gives you easy entry while still sitting at the end of the road with no through traffic and no neighbors cutting across your property. It is genuinely private and remote in the way that big North Texas ranches used to be.

The Beaver Creek Ranch covers 1,687 acres with a good mix of dense brush cover and open native grassland. Mesquite and hackberry provide thick, protective cover across much of the ranch. Strategic mesquite spraying has been done in several areas to open up grazing and improve forage for both cattle and wildlife. The southern end of the ranch runs gently rolling to flat pastures. Moving toward the center of the property, the terrain breaks sharply with elevation changes ranging from 50 to 75 feet, giving you commanding views and solid blind locations. Multiple natural draws and wet-weather creeks cut through the terrain and route water into the dirt tanks. The ranch also carries 160 acres, give or take, of cultivated fields that work well as large food plots or for winter grazing.

Beaver Creek runs through the northern portion of the ranch and is the main water feature on the place. The creek bottom carries dense hardwood cover and has deep pools that hold water reliably, even through most of the dry summer months. In addition to the creek, the ranch has five established ponds scattered across the property, providing dependable water for stock and wildlife. Several of the ponds have fish in them. The natural draws and wet-weather creeks throughout the ranch route additional runoff into these tanks.

The ranch is set up and functional. Perimeter fencing is in fair to good condition with pipe gated entrances. There is a working set of pipe corrals with a gathering wing for livestock handling. An established network of interior ranch roads covers the entire 1,687 acres and gives you direct vehicle access to every pond on the property.

The creek bottoms, active food plots, and varied brush cover support a solid population of native Texas game. Species present include Whitetail deer, Bobwhite quail, mourning dove, Rio Grande turkey, wild hogs, and javelina. The ranch carries a completely unleased hunting history, which is increasingly hard to find on a property this size in the North Texas market.
