This combination grass/cultivation property is an excellent setup for a stockman or farmer with livestock or horses and also has some hunting as an added bonus. There are approximately 135 acres in cultivation and another 215 acres in improved grasses. The farm and pasture lay out well with one low area running through the middle of the property. The large irrigation well near the west side of the ranch is very deep and has lots of water in it. In a recent test pump session, the water well man said he did not have large enough equipment on hand to accurately test the exact GPM of the well, but was sure it was in the 500-700 GPM range. There is some internal cross fencing that separates the cultivation from the grass pastures that helps the operator to engage in concentrated grazing. The large cattle pens and fenced areas near the front of the property make working and sorting livestock very simple. There is also a grain bin near this area that could be used to store seed wheat or oats for feed.
