The Phillips Hideout is an excellent, multiuse recreational property with strong native grasses for grazing as well as a steady stream of wildlife flowing through the property year-round. It is located less than three hours northwest of the DFW/Metroplex and only five miles east of Chillicothe, Texas. This acreage sits less than a mile from Highway 287, which allows for short drives to larger cities such as Vernon, Wichita Falls and Childress but still allows for tranquility of the country. Located in the center of the property is a metal building with an insulated cabin loft and deck. This is a great location to observe wildlife such as whitetail deer and wild hogs trekking across the property. In addition to this structure is a solar powered water well and trough for both livestock and wildlife. A set of pipe pens is also located near the well and building for added convenience. A strip of cottonwood trees adds additional habitat and is a perfect roosting site for flocks of dove that congregate in the late summer to the area of the Phillips Hideout. Thick native grasses and wild plum thickets also provide great habitat for bobwhite quail on the property. A wet weather pond is located on the north end of the property and is a great place to bag a limit of dove or see wildlife. Interior and exterior fencing is excellent with cross-divided pastures for rotational grazing and secure pipe gated entrances.
