How to Evaluate Texas Timberland

Texas timberland can combine long-term forest management, hunting, recreation, and rural investment, but tree cover alone does not establish timber value. Compare species, stand age, stocking, harvest history, access, terrain, soils, drainage, water, and the proximity of viable timber markets.

Before relying on projected timber income, request available management records and consult a qualified forester about current inventory, merchantability, road needs, boundaries, easements, and the cost of replanting or stand improvement. Wildlife and recreational buyers should separately evaluate habitat, water, neighboring land use, and year-round access.
