Property Description

The RJ Dunlap Ranch is an excellent hunting and recreational property located in the big country of West Texas. Located halfway between Childress and Paducah, Texas just 1.5 miles west of Highway 83 and about halfway between Wichita Falls, Lubbock, and Abilene areas. The 480 acres has a nice mix of thick conservation grasses and some areas with more heavily brushed shinnery oak cover for wildlife. In fact, the shinnery thickets are an excellent draw for game, especially when acorn drops occur in the fall. Large populations of both whitetail and mule deer, wild hogs and turkey venture from the large tracts such as the 28,000+-acre Matador WMA, to take advantage for the great food sources and habitat on the ranch. This heavily managed wildlife refuge is known for producing both trophy whitetail and mule deer in excess of 170”. Another benefit is the ranch’s close proximity to the South Pease River, just located just three miles to the northwest channeling wildlife through the area. These thick native grass pastures and brushy fence rows are excellent areas to take advantage of quail populations in the area. Terrain consists of rolling sand hills with a variety of timber including soapberry, mesquite, and scattered cedar, that are excellent cover for wildlife. As one moves from the eastern side of the ranch terrain to the west, beautiful views of the Pease River Breaks are revealed on the horizon. Dependable groundwater is readily available in the center of the ranch with a reliable solar well and trough that has a convenient automatic float switch. An additional windmill water well of unknown condition is located on the east side of the ranch. Electrical service and rural water are also available to the property along County Road 126. The existing fencing is in good condition and a double-gated entrance provides a secure entrance to the property on the south side. The interior road system is good as the sandy soil allows easy travel even during the wettest times of the year.
