Location & Access
The property sits in southern Clay County, 19 miles southwest of Henrietta on Scaling Road, just 12 miles east of Highway 281. It is 30 miles from Wichita Falls and 60 miles from Fort Worth. Two gated entrances along Scaling Road and FM 1883 provide access to the property. Graveled and paved frontage roads run along both Scaling Road and FM 1883.
Terrain & Land Character
The 74.80 acres is made up of native grass pastures, plum and mesquite thickets, and hardwood timber along the creek bottom. The creek bottom hardwoods serve as roosting sites for Rio Grande turkey that use the property regularly. A portion of the acreage has been left as a wildlife sanctuary, where shaded hardwoods and tall native grasses give deer and other game a place to settle in without pressure. The property is adjacent to the Scaling Ranch, where wildlife is managed and allowed to mature.
Water Features
Three ponds are on the property and serve both livestock and wildlife. Deer Creek runs through the bottom, giving the property its name and providing a consistent draw for whitetail and turkey throughout the year.
Hunting & Wildlife
The property carries whitetail deer, Rio Grande turkey, and dove. A premium fiberglass hunting blind sits near the center of the property and has full electricity to run a window unit during warm months or a heater in winter. Two feeding stations with exclusion fences are in place and provide a year-round draw for wildlife. A large platform for popup blinds is set up near one of the feeders to take advantage of early bow season. The previous owner reported seeing whitetail on every hunting trip. Lake Arrowhead, a 16,000-acre lake, is just west of the property and offers boating and fishing.
Residence
A 2013 three-bedroom, two-bath manufactured home with a covered front porch serves as the headquarters and sits just off Scaling Road. The headquarters area has a graveled entrance and parking area, panel fencing, and two pipe gates leading to the rest of the property.
Improvements & Utilities
A 34 by 30 foot equipment barn with full electricity and a trailer apron stores equipment and vehicles. A 20-foot storage container provides additional secured storage. The water system includes two domestic wells at the headquarters, one primary and one backup. The primary well feeds a 2,500-gallon storage tank and a reverse osmosis filtration system housed in an insulated pump house. Freeze-proof hydrants are installed around the compound, including one near the cleaning station. A lighted skinning station sits on a concrete pad with LED lighting for field dressing after dark. Perimeter fencing is in good to excellent condition.
