Property Description

The Schaffner Unit of the Boaz Ranch would make a great addition to any cattle operation, located 16 miles Northeast Henrietta and only 23 miles from Wichita Falls, Texas. The 477 acres is clearly a setup with the rancher in mind and the convenience of livestock management. A large set of pipe corrals is found centrally located on one of the higher points on the property. These corrals are divided for easy sorting of livestock and are equipped with a metal storage shed, sorting pens, tub, and working chute. Just north of the corrals is an expansive stack lot for hay storage. This is a great convenience having the stack lot located near the herd on those short winter days. Additional ground water is provided by a dependable water well located on the south side of the property and has been plumbed to both sides of the ranch. In addition to the rancher, the sportsman will also find these ponds very beneficial when it comes to fishing or waterfowl hunting. Frequently found on this tract are large numbers of birds from congregating along the Red River corridor that is located just one mile to the east of the tract. Other wildlife such as whitetail deer and wild hog are common to the property as well. The ranch is easily accessed from a paved Highway FM 171 from the east and Burrus road intersecting the property to the north and south. Perimeter fencing is in excellent condition around the property with divided interior fencing and pipe gates to all major entrances.
