The Salt Fork of the Red River runs near the north boundary, giving the ranch roughly two miles of river frontage. Elevation changes over 150 feet from the river breaks to the upland flats, creating rolling terrain with good views across the property. The land carries a healthy mix of native grasses that have not been grazed in over five and a half years. Scattered mesquite flats, hackberry thickets, and river-bottom hardwoods are spread across the ranch, providing cover and browse throughout.

The fact that the land has not been grazed in over five years has allowed the native grass and brush cover to recover and fill in.
