This well-priced livestock grazing property is an excellent setup for a stocker cattle or cow-calf operation, as well as offering a great wooded home site area with nice views. The ranch is well perimeter fenced and cross-fenced, with separate pastures for rotational grazing and has some nice stock ponds scattered throughout the property. Some of the pasture has heavy oak cover which is great for wildlife and shade for cattle, but the majority of the acreage has been brush managed and more cleared with thick native grasses. Bluestem and silver stem flourish in the lower parts and other areas of the ranch have Bermuda grass. In normal years of rainfall, there are several other pockets of waterholes that hold year round and add to the number of watering sources for cattle. In addition to the oak tree cover, there are a few scattered mesquite thickets and various other small hardwoods throughout the native pasture area. The majority of the oak cover is near the west area of the tract, and are excellent shelter and shading areas for cattle. The building sites are very private and have lots of surrounding hardwoods providing seclusion.
