Property Description

The Pearce Section is a beautiful cattle grazing and hunting property located in the “Big Country” of West Texas. The 640 acres has a nice mix of partially cleared pasture for livestock grazing and more heavily brushed shinnery oak cover for wildlife. The shinnery thickets are an excellent draw for game especially when acorn drops occur in the fall. Large populations of whitetail deer, wild hogs and turkey venture from the surrounding ranches to take advantage of the great food sources on the Pearce Section. The more open pastures and brushy fence rows are excellent areas for the abundant quail populations in the area. The ranch terrain consists of rolling sand hills with a variety of timber including soapberry, mesquite, and hackberry thickets that are excellent cover for wildlife. The western portion of the property is more open pastureland with native grasses, ideal for grazing purposes. The sandy soil throughout the ranch is perfect for almost any crop growth or improved grass that is planted. As you travel to the eastern side of the ranch the terrain begins to slowly roll to lower elevations and yields beautiful views of the large canyon country just east of the ranch. A windmill water well station is located next to a county road on the east side of the property for easy access. Access is available from 3 of the 4 sides of the ranch, which is huge advantage when considering this property. For the hunter or more adventurous wanting to take advantage of longer stays on the ranch, an older cabin has been constructed just north of the main entrance of the property. This cabin is equipped with rural water and electrical service and would make an excellent location for a future home or lodge building site. The perimeter fencing is in excellent condition and several gated entrances are found around the property including a nice pipe cattle guard at the main gate. The interior road system is good as the sandy soil allows easy travel even during the wettest times of the year. Multiple sendero type roads have been cut throughout the oak motts to explore even the thickest areas of the ranch. The Pearce Section Ranch is a great value and multiuse property with many improvements for both rancher and sportsman alike!
